For a trusted company specializing in underpinning in Montreal, choose MAXIUM EXCAVATION. Our team has 20 years of excavation experience in this type of work, which involves extending your foundation downward in order to increase the height of your basement.

Why carry out underpinning work?

By lowering and expanding your basement, you gain a large additional living space that can be used as a family room or an apartment. In Montreal, increasing your living space this way is often far less expensive than moving. In addition, this work increases the resale value of your property while strengthening the existing foundation. Older homes and plex buildings especially benefit from this type of reinforcement.

If your foundation is in poor condition and no longer properly supports your building, our underpinning work will provide a stable base and a solid structure. We can complete your crawl space to full-height basement conversion project safely and professionally, whether your building is detached or attached to another property.

When is underpinning work performed?

Basement lowering work must first be approved by an engineer or architect, who will require a soil analysis to determine whether the ground can support the weight of your building. An inspection of the existing foundation and structural framing will also be carried out, while structural loads and constraints are evaluated. Once the project has been approved from both a technical and regulatory standpoint, our team can begin the underpinning work.

How is underpinning work carried out?

We first open a small section of the exterior wall to allow the mini excavator to enter. We then remove the soil and break the existing concrete slab while ensuring proper support of the existing foundation walls.

Once all the soil has been excavated to the desired depth, we build the formwork for the added wall sections and then for the new concrete slab. If the soil is clay-based, the slab may need to be supported by steel piles anchored into the bedrock. When necessary, a load-bearing wall may also be installed to stabilize the structure in the event of soil settlement.

After the concrete is poured and fully cured, we install a waterproof membrane on the exterior or interior walls, and a French drain is installed at the same level as the foundation footing.
